
Not all landscape spending behaves the same way at resale. Some of it is infrastructure, some of it is taste.
Holds value well
A properly built driveway, functional drainage, a well-proportioned patio, mature planting and a clean front entrance. These read as maintenance and quality rather than personal preference.
Neutral
Fire features, outdoor kitchens and pergolas. Buyers who want them love them; buyers who do not see something to remove.
Can work against you
Highly personal design, very high maintenance planting, and anything obviously built without permits or against pool enclosure rules.
The invisible one
Drainage. Nobody photographs it, and a wet basement corner or standing water in the yard is the fastest way to lose a buyer.
